What are real estate taxes in Turkey

They are in-kind amounts calculated by the buyer or seller or both and are paid to the real estate tax department in Turkey when purchasing the property

Before talking about real estate taxes in Turkey, you should be aware that there is no discrimination between Turkish and foreign in real estate taxes when buying real estate in Turkey,

The real estate taxes that any Turkish pays are the same taxes that a foreigner pays, and he performs the same treatment.

Types of real estate taxes in Turkey

- One-time real estate taxes

- Annual taxes are payable every year

First, one-time taxes:

1- TAPU Tax
This tax is imposed when registering title deeds, that is, when registering the title deed in the Real Estate Registry Department in Turkey
Its value equals 4% of the property price specified in the sales contract
The amount is paid in half between the construction company and the buyer
I mean, the construction company pays 2%.
The buyer pays 2%

But in the case of buying old apartments (resale), the buyer pays the full 4%

2- Value Added Tax or VAT

This tax is calculated from the property price
It is paid once.
It ranges from 1% to 18%.
Most of the time it is 1% in residential units.
And in commercial units, 18%

Most of the sales offers that this tax is included in the price, meaning the price includes this tax.

The important thing here is that we can exempt from VAT, but with some conditions:
1- That the buyer did not obtain a residence permit in Turkey.
2- The property price must be paid exclusively by transferring SWIFT from outside Turkey to the construction company account.

In the matter of the VAT tax, it is calculated only in the event that the residential unit is new, but if it is resale, that tax is not calculated.

3- The third and last type of taxes that are paid once
It is a property tax
It is 3.9% of the residential unit value.

Annual taxes in Turkey are very simple in Turkey

Turkish municipalities impose on real estate established within the area under the municipality's service an annual fee of three per thousand (0.03%) of the property value
That is, the equivalent of 30 dollars every year in the event of talking about a property whose price is 100,000 dollars, paid in May of every month
This tax is in return for services provided by Turkish municipalities.
